TITLE:                              SENIOR COMMUNITY ASSOCIATION MANAGER

REPORTS TO:              DIRECTOR OF OPERATIONS

FLSA STATUS:             SALARIED

OVERVIEW:   We are looking for an individual with 2 years of experience in the field of community association management which involves managing homeowner and condominium associations. This individual should be very experienced in dealing with association board members and in building business relationships. The ideal candidate will have strong leadership and supervisory skills, be experienced in preparing association budgets and financial reporting, compliance, RCW’s and a greater than average technology background is required. Additional specifics about our company and the position are listed below.

About Our Company: We are a growing community association management company, with communities all along the Puget Sound area and offices in Lacey and Renton, WA.

 

Job Location:               Lacey, WA
Hours/Week:              40 hr
Starting Salary:          $75,000-$85,000 DOE


Job Duties and Responsibilities:

The Senior Community Association Manager is responsible for administering the communications, operations, maintenance, and financial management of approximately 8-15 homeowner and/or condominium associations with the help of an Assistant Community Manager (depending on the size of the portfolio). Specifically, the Community Manager:

 

Portfolio Management:

  • Oversee a portfolio of community associations, ensuring adherence to company standards, policies, and procedures.
  • Develop and implement strategic plans for each community to achieve client objectives and enhance property values.
  • Monitor financial performance, prepare budgets, and recommend cost-effective solutions to maximize profitability.
  • Serve as the main point of contact for board members and, when needed, for homeowners, maintaining positive and proactive relationships.
  • Attend board meetings, provide guidance on governance issues, and assist in decision-making processes.
  • Address client inquiries, concerns, and escalations in a timely and professional manner.
  • Notice and address performance issues across CM teams and with clients and escalate as needed.
  • Oversee day-to-day operations, including maintenance, landscaping, security, and other contracted services.
  • Ensure compliance with governing documents, regulatory requirements, and industry best practices.
  • Implement efficient processes and systems to streamline operations and enhance service delivery.
  • Review financial statements, monitor cash flow, and analyze variances to budget.
  • Oversee vendor contracts, manage vendor relationships, and ensure cost-effective procurement of goods and services.
  • Identify opportunities to optimize revenue generation and reduce operating expenses.
  • Identify potential risks and liabilities associated with community management activities.
  • Develop and implement risk mitigation strategies to protect the interests of clients and the company.
  • Ensure proper insurance coverage is maintained for each community association.

 

Team Leadership:

  • Develop and maintain a training program for CM teams in cooperation with Director of Operations;
  • Host regular training activities for CM teams under the direction of Director of Operations.
  • Supervise and mentor a team of community managers, assistants, and on-site personnel.
  • Develop operational processes and continuously improve departmental SOPs.
  • Assist with regular performance evaluations, provide feedback, and support professional development initiatives.
  • Foster a collaborative and inclusive work environment that promotes teamwork and employee engagement.

 

Skills and Qualifications:

  • Certified Manager of Community Associations (CMCA) designation and Association Management Specialist (AMS) required.
  • Minimum of 2 years of experience in community association management or equivalent, with demonstrated leadership and supervisory experience.
  • Strong knowledge of community association governance, financial management, and relevant laws/regulations.
  • Excellent communication, interpersonal, conflict resolution and negotiation skills.
  • Proficiency in community management software and Microsoft Office Suite.
  • Valid driver's license and reliable transportation for property visits as needed.
  • Must be self-directed
  • High level of organizational and time management skills
  • Higher than typical knowledge of computers
  • Work well under pressure
  • On-call availability for community emergencies
  • Evening availability for board meetings
  • Ability to travel to various locations in King, Pierce, and Thurston Counties



Education: Bachelor's Degree is preferred, but not required. CMCA or AMS Certification though Community Association Institute is required.
