Mediation Services

A neutral, trained third-party helps participants resolve differences through structured dialogue—efficiently, affordably, and with lasting results.

Why Choose Mediation?

Participants seek resolution together with a neutral, trained mediator and do not waive any rights by participating.
  1. Durable outcomes: Voluntary agreements tend to last longer than court-imposed decisions.
  2. Faster & more efficient: Schedule and complete resolution sooner than litigation or arbitration.
  3. Cost-effective: Facilitative mediation is far more affordable than formal legal processes.
  4. Less adversarial: Builds agreement; avoids hardened positions common in litigation.
  5. Repairs relationships: Supports better neighbor-to-neighbor working relationships.
  6. Improves understanding: Even without full agreement, parties often gain mutual respect.

Who We Serve

Available in all 39 Washington counties for:

  • All common interest communities (HOAs, COAs, Co-ops, master & sub-associations), their associations, boards, residents, owners, managers, and vendors.
  • Both WSCAI members and non-members.
"Our HOA board was invited by a homeowner to participate in a mediation offered through WSCAI. The goal was to improve communication and understanding. Our mediator was professional, tactful, caring, and genuinely interested in our outcome. I cannot say enough about the process and the talent required to facilitate a positive result." ~ Mediation Client

How It Works: Six Simple Steps

  1. One party applies online and pays their fee to WSCAI.
  2. WSCAI contacts the other party to complete their application and fee.
  3. Once both parties agree to proceed, a mediator is assigned and a mutually convenient time is set (ideally within 30 days).
  4. Mediation can be virtual or in-person..
  5. The mediator uses both applications to guide constructive dialogue toward resolution.
  6. The mediator drafts the written agreement for both parties to sign.

Who Attends?

Only the individuals directly involved in the dispute and the neutral mediator. No attorneys are involved in WSCAI mediations.
