As COVID-19 and the measures taken to contain the virus dominate society, our homeowner and condominium associations still need to move forward with annual meetings, board meetings, and the delivery of everyday services to residents. Can we hold meetings by telephone or other similar communication services? Are actions taken by telephone or similar methods valid? Can procedural requirements be waived during this unprecedented crisis? What, if any, emergency powers do boards have in this environment? Should common areas be closed? What additional maintenance should be performed if common areas are left open, and does that create potential liability?
