Education For Homeowner Leaders Just Got Better
Community association board members and volunteer leaders step up to take on positions of service and responsibility. They’re expected to anticipate issues, solve problems, meet the expectations of their residents and protect property values. The CAI Board Leadership Development (BLD) Workshop can help you become a more successful board member as well as learn how to recruit and support new volunteers.
At the BLD Workshop, you’ll learn the role of the board, the president, and other leadership positions, and you’ll identify effective ways to work with professional managers and service providers. Additionally, the BLD Workshop will teach you how to communicate with association residents, hire qualified managers and service providers, develop enforceable rules, interpret governing documents and more.
The BLD Workshop provides a comprehensive look at the roles and responsibilities of community association leaders and conveys information to help create and maintain the kind of community people want to call home.
All sessions will run for two hours. Although not required to attend all four weekly sessions; it is recommended, as each week builds on the previous week.
The BLD Workshop includes a toolbox of support material:
- The Board Member Toolkit, a best-selling book from CAI Press
- The Board Member Toolkit Workbook
- Brochures and publications, such as The Homeowner & the Community Association
- A copy of CAI’s award-winning Common Ground™ magazine
In addition to a toolbox of support materials, each student receives a certificate of completion and recognition on the CAI website.

David Silver, Esq. is a shareholder at Peryea Silver Taylor, a law firm that has been committed to advising community associations for over 20 years. Dave has been providing general counsel legal advice to community associations for over a decade. Heather Hutchison, CMCA, AMS, PCAM, is the General Manager at First Hill Plaza. Heather also lives in the First Hill neighborhood and is a member of the First Hill Improvement Association Board of Directors. She enjoys finding opportunities to support the healthy growth and enhancement of this vital and evolving portion of the city. Heather was born and raised in Montana and moved to the Pacific Northwest shortly after graduating from Montana State University. Heather has fourteen years managing community associations including portfolio-based, master planned, large-scale and high-rise associations in Oregon, California and Washington.
Jeremy Newman, CPA, is the owner of Newman Certified Public Accountant, PC (“Newman CPA”), which provides audit and tax services for common interest realty associations – community associations – in the western states. Jeremy formed his firm in 2008, after working in controller and chief financial officer positions at a national senior housing company and a national homebuilder, as well as an audit manager with a “Big 4” audit firm. Newman CPA has grown annually, and has provided audit, review, tax, special projects, agreed-upon procedures engagements to thousands of associations. Our firm’s clients include single-family developments, condominiums, mixed-use, commercial, large-scale, high-rise, senior housing associations. Karen McDonald, CMCA, AMS, PCAM, RS is President & Founder of Accurate Reserve Professionals, LLC. A former community association manager, she now works to prepare quality, detailed and easy to understand reserve studies to help associations better identify their current reserve funding status and develop a plan for the coming years. Karen is a Past President of the WSCAI Chapter and serves on several committees. Outside of the office she lives on a hobby farm with her husband and a collection of animals.
Kristen Ledbetter has nearly two decades worth of experience in the Community Association Management industry. Since entering the industry in 2007, Kristen has led successful teams and managed a portfolio of diverse associations. She has also used the knowledge and experience gained from her extensive management and leadership background to help build culture and bring success to many management companies throughout the Greater Seattle Area. Kristen was named Community Manager of the Year in 2019 and holds Certified Manager of Community Associations® (CMCA®), Association Management Specialist® (AMS®), and Professional Community Association Manager® (PCAM®) certifications from the CAI.
Nicolas Marin, CMCA, AMS, PCAM, RS, is the Owner and President of Navigate Community Management, a firm dedicated solely to the management of community associations in Washington. Nicolas was born and raised in France, and brings more than a decade of experience in the community association management industry. He practiced community management in Paris, France, and Chicago, Illinois prior to launching his own firm with a focus on technology. He is currently serving as Chair of WSCAI’s Education Committee and is a member of the Law Day Committee.
Samantha Brown, Esq., is a part of the general counsel group at Barker Martin. Sam began her career doing civil litigation, focusing her practice on community association law beginning in 2016. She has extensive litigation experience and an impressive track record. Sam has been a member of the board for numerous non-profit organizations, including the City/County Planning Department for Belvidere, Illinois, the Boone County Council on Aging, and the City Finance Committee, to name a few. She was also an elected Alderman for the City Council in Belvidere, Illinois. Through these positions, Sam gained extensive, first-hand experience with organizations, community issues and management. Sam’s primary objective as community association general counsel is to find efficient, practical solutions for her clients while being mindful of their goals, both long- and short-term. Sam prides herself on being a compassionate and diligent advocate through attentive and dedicated service to her clients, while finding unique and innovative solutions to problems.
Stephanie Slone was the first employee at Trestle Community Management, joining her dad in acquiring Trestle. Working side by side with her dad, Trestle has grown over the past 6 years into one of the fastest growing companies in the area, as well as being awarded as one of The Best Places to Work in 2019. Stephanie has been in the community management industry for over 8 years managing garden style condominiums. Her role is overseeing the Condominium Practice, six employees and managing a small portfolio. Stephanie and her husband had a son in June 2018, and he keeps them very busy!
